Responsibilities

NRP Investments, LLC, is seeking a Director of Facilities. 

 

POSITION SUMMARY

 

Under the direction of the Vice President of Facilities, the Director of Facilities is responsible for the performance of maintenance operations of NRP communities.  Responsibilities include oversight of physical condition of all communities, coordination of all preventative maintenance programs, complete annual facilities and safety inspections, create five year capital plans, analyze operational expenses in search of potential savings, evaluation of programs, oversight of maintenance policies and procedures for properties under his/her supervision. Work with the property management team and various support departments to improve facilities training opportunities to enhance the employee experiences and reduce turnover.

Essential Functions Statement(s):

  • Directly supervise the Regional Maintenance Managers and oversee the Senior Maintenance Manager program (Senior Maintenance Managers report to Community Managers with a dotted line to the Regional Maintenance Managers).
  • Manage team to high expectations and compliance with Maintenance KPIs across the national portfolio, through strategic planning and accountability.
  • Assist in the planning, scheduling and execution of new company policy & process initiatives.
  • Negotiate and maintain national vendor agreements & report on these agreements a minimum of twice annually.
  • Communicate and maintain all programs, policies, and procedures- working through the Operations department to make sure the Standard Operating Procedures manual is comprehensive and up to date.
  • Respond to any major maintenance or risk management issues at communities
  • Globally evaluate and recommend capital expenditures.  Oversee the bulk bidding/purchasing of capital items annually based on the approved operating budgets with the assistance of the Procurement Manager. 
  • Follow up of company/owner maintenance objectives for each property in the assigned region.
  • Complete routine inspections of communities to ensure compliance with company standards and review maintenance operations.  Manage required facilities inspections from the site level to the regional level. 
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories and purchase orders.
  • Work with Property Managers, Maintenance staff and Regional Property Managers to identify and resolve any maintenance, design, installation, or repair related items.
  • Participate in the planning and preparation of maintenance items, capital improvements for annual budgets.
  • Analyze weekly reports on all maintenance related expenses in assigned region and recommend expense reduction initiatives.
  • Responsible for all necessary measures so that all properties operate in compliance with all local, state, and federal laws including, but not limited to, Fair Housing and HUD.
  • Ensure that the communities are following all safety guidelines in respect to OSHA, EPA, and NRP Risk Management procedures.
  • Have constant knowledge regarding contracts and suppliers, their services and goods.
  • Work with all MS’s to maintain schedule of maintenance on all equipment based on the manufacturers’ recommendations and operating manuals

 

Qualifications

SKILLS & ABILITIES

 

Education:  Bachelor’s Degree or above required

 

Experience:  10+ years of multi-family maintenance experience or experience in related field. Formal training or experience in the following areas: HVAC, carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, etc.

 

Technical Skills:  Strong computer skills and proficiency in Microsoft Office, Excel, Power Point and Yardi experience preferred

 

Other Requirements:  Valid Driver’s License
