Responsibilities

NRP Investments LLC is currently seeking a Director of Field Marketing in Cleveland, OH.

 

POSITION SUMMARY

Develop, direct, and implement marketing strategy and execution for the affordable portfolio of communities across, geographies, and in all stages of the product lifecycle.  Ensures that the formulated marketing strategy ties to the investment and management strategy of each asset by leading a team focused on marketing execution. Budget and oversee the marketing spend while maintaining a focus on driving qualified leads.   Collaborates across various levels on the organization and leads the branding and positioning of the assets. Regular proactive communication with management leadership on the strategy and performance.

Essential Functions Statement(s):

  • [50%] - Driving Sales Results – Development, implementation, and management of marketing strategy for the portfolio of stabilized and new development communities. Lead Marketing Manager’s ownership of all aspects of Marketing planning and execution for their region served – including digital media, online reputation, outreach, collateral, signage, sales capability of Leasing Associates, and all aspects of driving sales in the Region.
  • [20%] – Project Management – This role will be called upon to set up and manage projects with many steps and dependencies. This could be a new sales tool or technology to aid the site teams in closing sales. This requires strong project management skills, and the ability to follow projects through to completion.
  • [20%] – Budgeting – Develop the stabilized marketing budgets and new development budgets, communicate changes, and ensure budgets are loaded correctly and monitored throughout the year.
  • [10%] - Special Projects – Participates in special projects and initiatives as identified.

Qualifications

SKILLS & ABILITIES

Education: 

  • College degree in liberal arts, marketing, finance, management, general business, or real estate is required.
  • MBA in above disciplines is preferred.

Experience: 

  • 5 - 7+ years of experience in progression of marketing jobs.
  • 5+ years of marketing experience in multi-family residential business with responsibility for media planning, outreach, sales process design and execution, and other core regional marketing activities.
  • Must have direct experience in exceeding sales expectations in various business environments – new developments, property turn-arounds, various property lifecycle stages; with Class A property experience a major plus.  Operations assignments in a residential multi-family a plus (Property Manager, Regional Manager, Marketing Manager, etc.).

Technical Skills: Advanced user of Excel and PPT.  Experience with various property management software packages is preferred.
