NRP Investments LLC is currently seeking a Development Associate in Columbus, OH!
Under the direction of the regional VP of Development, the Development Associate supports the development team in the successful execution of multifamily real estate development in Columbus. The role is an ideal fit for an entrepreneurial person with a passion for development who is a self-starter, can work independently, and has a passion and drive for affordable and market rate housing development. The individual will learn the development process from start to finish with rapid growth and autonomy for the right individual. Basic understanding of real estate financial modeling is a plus. Deep market knowledge of Columbus and greater Central Ohio is required. Most importantly is a strong intellectual curiosity and desire to learn, an appreciation for the formation and maintenance of relationships both internally and externally, and strong communication skills. Identify potential development sites for market rate and affordable deals, working with brokers and land sellers to put sites under contract.
Conduct thoughtful underwriting of market rate and affordable deals. Review, gain, and maintain thorough comprehension of the QAP in Ohio.
Maintain productive relationships with architects, attorneys, engineers, government officials, vendors and community partners to originate and execute multifamily projects.
Assist with the public approvals process for proposed developments. A candidate with strong PowerPoint skills and the ability to prepare compelling presentations that convey critical information in an engaging and persuasive manner is critical
Assist and ultimately lead zoning entitlements and site plan approvals for development projects.
Engender trust and respect of partners (both for-profit and nonprofit), L.P.’s, consultants, and third-party professionals to create responsive and effective partnerships.
Attend local industry networking events, meetings and training seminars to solidify relationship with policy makers, brokers, peers, and keep abreast of changes / opportunities.
Collaborate with team members in formulating strategy for each project, make recommendations on future project pursuits. Assist with creation of development budgets for future projects.
Collaborate with internal and external team members and lead composition of compelling development proposals in response to Request for Proposals for development sites.
SKILLS & ABILITIES
Bachelor’s degree with a demonstrated interest in real estate development / finance.
3-5+ years’ experience identifying multi-family development sites, and familiarity with multi-family development deals.
Deep market knowledge of Columbus and greater Central Ohio.
Deep understanding of economics of multifamily development and background/experience in quantitative field.
Excellent communication skills with experience presenting to a diverse audience.
Highly organized and efficient within a multi-tasking environment.
Capable of pushing and managing stalled issues through to resolution.
Self-disciplined and hard working in a fast-paced, fast-changing, self-managing environment.
Able to manage development issues through Microsoft suite.
