POSITION SUMMARY

The Director of Security is responsible for developing policy and procedures related to security (non-cyber or data) at every level of NRP Operations related to both property level and corporate operations.  In partnership with Development, Construction, D&E, Building Technologies and other NRP departments as necessary, the Director of Security is responsible to ensure that the final delivered product is established and operates as planned at the time the building is turned over for occupancy.

Essential Functions Statement(s):

  • Review and recommend criteria, protocols, and security “tiers” for all pre-development aspects related to security including, but not limited to: 

    • Evaluating all proposed developments utilizing crime statistics, demographic reporting, and in-person site visits

    • Working with Design, IT, PM, Construction, and other NRP departments to design comprehensive security features at the property (Examples: cameras, gates, access control)

    • Develop and manage a security platform for incident tracking

    • Monitoring all VE activity/changes that occur from Executive Committee to closing

    • Reviewing security-related change order requests

    • Completing external security plan requests for development deals

    • Providing underwritten contracted security expenses projected for the property along with any other recurring expenses that might exist

  • Create and manage comprehensive security plans for every NRP owned and managed asset, with particular attention to priority properties; execute weekly/monthly security reviews for priority properties with the property team, on site visits, and senior team internally or utilizing external resources

  • Oversee all security contracts at NRP owned and managed properties, including negotiating and executing all 3rd party contracts, reviewing nightly & weekly reporting from the contractor and reviewing site level need in response to current activity, etc.

  • Review all risk related data from both Construction and Property Management Risk Management & Safety teams to address all security concerns; leverage data to understand trends at each asset and formulate a security plan

  • Prepare a monthly/quarterly security briefing (quarterly updates for senior leadership along with the various departments).

  • Manage all repairs/replacement/enhancements of security-related items at the property (Gates, cameras, access control, etc.) to control spec and use.  Partner with Facilities to execute the installation once the proper spec/scope of work is determined.

  • Establish and maintain relationships with local safety authorities (police/fire/etc), municipalities, legislators, politicians, & lobbyists to address issues ranging from property-level to macro apartment industry matters related to security. Ability to be able to be approachable and de-escalate situations when warranted.

  • Manage all public relations matters related to Security in partnership with the Marketing/PR team.

  • SKILLS & ABILITIES

    Education:  High School Diploma or equivalent required, Bachelor’s degree or protective services training highly preferred.

    Experience:  10+ years of federal law enforcement and/or military service. Commercial security experience preferred; one-year supervisory experience; working knowledge of security practices/prepardness and the ability to analyze and present data.  CPP and/or PSP preferred.

    Technical Skills:  Strong computer skills, especially Microsoft Office and Excel

    Other Requirements:  Valid driver’s license
