Under the direction of the Director of Facilities, the Regional Maintenance Manager is responsible for the performance of maintenance operations of NRP communities. Responsibilities include oversight of the physical condition of all communities, coordination of all preventative maintenance programs, evaluation of programs, and oversight of maintenance policies and procedures for properties under his/her supervision. Assist Regional Property Managers, Community Managers, and Maintenance Supervisors with recruiting maintenance personnel. Train staff to meet NRP national standards and national maintenance objectives.
Essential Functions Statement(s):
Work with RPM, CM’s and MS’s to select, place and train qualified maintenance personnel on site.
Performs technical trainings for on-site maintenance personal
Follow up of company/owner maintenance objectives for each property in the assigned region.
Ensure company compliance with selected vendors.
Make routine inspections of communities to ensure compliance with company standards and review maintenance operations.
Perform community inspection during final phase of building delivery to create construction punch list in conjunction with site maintenance and construction terms.
Work with Property Managers, Maintenance staff and Regional Property Managers to identify and resolve any maintenance, design, installation, or repair related items.
Participate in the planning and preparation of maintenance items, capital improvements for annual budgets.
Analyze weekly reports on all maintenance related expenses in assigned region and recommend expense reduction initiatives.
Provide weekly updates of any maintenance related issues on all assigned properties
Assist the Senior Service Managers, CM’s and MS’s in scheduling annual apartment inspections.
Act as liaison between upper management and site personnel.
Responsible for all necessary measures so that all properties operate in compliance with all local, state, and federal laws including, but not limited to, Fair Housing and HUD.
Ensure that the communities are following all safety guidelines in respect to OSHA, EPA, and NRP Risk Management procedures.
Meet with state agencies and asset managers for physical site reviews as necessary.
Have constant knowledge regarding contracts and suppliers, their services and goods.
Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories and purchase orders.
Work with all MS’s to maintain schedule of maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
Participate in special assignments from time to time as directed by the National Maintenance Director.
Coordinate & conduct Regional Roundtables and conference calls with maintenance staff.
Skills & Abilities:
Education: High school education or equivalent
Experience: 5+ years of multi-family maintenance experience or experience in related field. HVAC certified with current EPA card, universal or type I, II. CPO certified. Formal training or experience in the following areas: HVAC, carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, etc. Some experience in affordable housing preferred
Technical Skills: Strong computer skills and proficiency in Microsoft Office, Excel, Power Point and Yardi experience preferred, good communication skills
Other Requirements: Valid Driver’s License
