The NRP Group Celebrates the Grand Opening of The Nightingale
--New development creates affordable housing option with proximity to the heart of the Medical Center for healthcare workers and their families
Nov 2022

As the city continues to grow and welcome new residents from around the country, affordable housing has become a high priority for working individuals and families. The NRP Group is proud to address this need and announces the grand opening of their latest apartment community, The Nightingale, located at 4635 Hamilton Wolfe Road, in the heart of the city’s largest medical center.

The Nightingale brings much needed modern and affordable living options to an area that is exploding as hospitals expand and the U.T. Health Science Center continues to grow, attracting new medical professionals in need of high-quality, affordable housing. This 9% Housing Tax Credit apartment community features 74 apartment homes serving individuals and families earning 30-60% of the Area Median Income (AMI). Three units are also reserved for Continuum of Care program participants, a partnership with Haven for Hope.

The community offers 1 to 3-bedroom floorplans and impressive community amenities such as a state-of-the-art fitness center, a comfortable and inviting community clubhouse with an activity room and after-school programs for school age residents, along with an outdoor playground, barbecue, and picnic areas.

Nick Walsh, Vice President of Development for The NRP Group, states, “We are truly grateful for the continued support by city leaders as we work together toward the goal of creating affordable, and modern, workforce housing in the areas of our city that are growing the fastest, and in those areas that need it most.”

City Councilman for District 8, Manny Peláez, was a key proponent of The Nightingale, leading the passage of a Resolution of Support, rezoning efforts and was instrumental in securing HOME Investment Partnership funding from the City of San Antonio in order to break ground and move forward with the project.

When asked how The Nightingale impacts the community in this area, Councilman Peláez states, “This development is a testament to the impact of investing in affordable housing so that our essential community members and their families have a safe, quality place to live. I am proud to support the creation of communities like The Nightingale that prioritize the well-being of San Antonio residents and demonstrate our commitment to taking care of one another.”

The NRP Group continues to strengthen their partnerships with the city and collaboratively targets areas where affordable housing is needed most to meet the growing population of workforce families as companies relocate and expand throughout the San Antonio metro area. The San Antonio Housing Trust serves as the general partner and co-developer for this community, and their participation was critical for the NRP Group to receive appropriate tax credit awards that made the development possible.

Pete Alanis, Executive Director for the San Antonio Housing Trust states, “The Nightingale is a beautiful example of how we can work with the development community to create dignified housing that is affordable for families in the heart of the medical center. The San Antonio Housing Trust is committed to supporting projects that provide deep affordability to our growing workforce and their families. Providing living options that are affordable is how we can best set the stage for positive equitable outcomes for San Antonio’s future.”

The Nightingale is currently 100% leased and is accepting applications for the waitlist. Those interested in learning more are encouraged to visit the community website at nightingalesanantonio.com.
